In any real estate transaction, one of the most important elements is the price of the property. To be able to determine the market value of a property, lenders and real estate brokers hire a real estate appraiser to asses its market value. There are three types of appraisal that appraisers employ - the VA, FHA and conventional appraisals. Professional real estate appraisers have real estate appraisal licenses that allow them to practice their profession. To be able to get this license, potential appraisers must attend classes and take and pass the state exams. However, even after getting their licenses, appraisers still need to take more classes to become certified appraisers for VA loans, FHA...

A rental car is like any other used car and most cars may have scrapes and scratches. However their engines are maintained better probably than most privately owned cars since constant care and maintenance are undertaken during their use. Most cars will be clean when purchased from the top companies. However the prices tend to be on the higher side when bought from such rental companies. Extended warranties can be obtained for an additional amount for full coverage. As homes are becoming more and more "works of art" we seem to have lost a lot of the utility that helps define a home. Many years ago homes had a real purpose and indeed each room had it's own specific function. It is a real trend that we have seen the homes today losing that focus and function in favor of decorations and becoming more of a show piece than an actual room. If this is the way that you prefer to live then that is entirely your choice but what does this style of life do for a home show? Is it possible that a home that lacks a sense of purpose in each room could be harder to sell? I would think so. One thing that people really look for in a home is some sort of overall theme and rooms...

On the surface, it sounds simple enough. But, in fact, the simple re-inspection of a previously inspected home or property is very high liability to the working home inspector. A synopsis of the complexities of the re-inspection process, and why it worries home inspectors, is provided below. Frequently a home inspector is asked to re-inspect repairs at a house where that inspector had previously performed an inspection. This is typically done at a fraction of the cost of the original inspection. On the surface, this process sounds simple enough but, in fact, home inspectors are often very uncomfortable doing re-inspections. While this might seem strange to the casual observer, the reasons for this...

Buying HUD (Department of Housing and Urban Development) homes isn't necessarily a way to get rich quick. These homes are supposed to be sold at market value, after all, which would seemingly make the great deals you hear about a myth. However, there are some profit opportunities here. One of the reasons you still find good deals on HUD homes - even though they are supposed to sell at market value - is that they are sold "as is." These are houses that have been foreclosed on and repossessed, so the previous owner may not have had the means nor the motivation to properly care for the home. What Is My Home Worth?

Actually, there are two home values, the value to the homeowner and the value to the potential buyer. Unfortunately, both values are emotional and not facts based on market data. The homeowner has time in the home, family, years of memories, children growing up, maintenance, perhaps blood sweat and tears in room additions, kitchen or bath remodeling. Obviously the owner places a high value on his/her castle and rightly so. The buyers on the other hand see things differently and act on different emotions. The buyers are looking for that emotional spark at the first viewing. The all-important first impression is what drives the potential buyers...at first. From there the first impression quickly...
