However, the realtors importance goes much deeper than that, there are several more areas that the realtors abilities come into play that are often unconsidered or overlooked. Is it Better to Rent Or Buy in the Current Economy?
Historically speaking, the answer to the rent or buy question is that usually it's smarter to buy a house. These are not usual times. The true answer to that question, of course, depends on the individual situation. There are some factors to consider when making this important decision. Some of the normal reasons to choose renting over buying a home include plans to relocate in the next couple of years or a low rent payment. But in the current economy, renting could make sense for a number of reasons. Renting gives financial flexibility, allowing people to save or invest. Other than deposits and the monthly rental payments, there is no large initial outlay of money. There are no[..]

When purchasing and installing a new Manufactured Home, there are two upgrades that are recommended. They are installing a Vapor Barrier and Earthquake Bracing. Each is explained here: Mobile Home Vapor Barrier A Vapor Barrier for a Mobile or Manufactured home is a sheet of thick, rubbery plastic that goes directly over the dirt under a Mobile or Manufactured home. The foundation piers then rest on top of this barrier. You really need to make sure a home you buy or have installed has this protection. Mobile and Manufactured homes need dry ventilation underneath. This barrier will prevent any moisture from damaging the home - especially rotting of the floors, but also helping with fungus,[..]

Suddenly, you find there are not enough bedrooms anymore, appropriate storage space or a big backyard for the children and the dog to play around. However, most homeowners are a bit apprehensive or afraid that the housing market would make purchasing that home hard or even unattainable. Others are considering this option due to relocation on their jobs or a yearning to get into a much better school district and a better neighborhood. The surprising reality is that now may be[..]
The Four of Spades Home Destiny Cards
Body: (With HTML Links) One thing that I have learned in the Cards of Your Destiny is the importance of the 4 of Spades card when it appears in a yearly card reading. Its importance is, of course, related to a particular area. All the Fours represent security and stability in one way or the other. But because it is a Spade, the 4 of Spades is the most powerful of the Fours. And as far as security and stability are concerned, a home is the most powerful manifestation of that. And this is what I have noticed in my spreads and those of my clients. When the 4 of Spades appears, especially in certain situations, it represents the home, often a new home. Since clients often ask questions about[..]
The Differences Between a Warranty Deed and a Quit Claim
There can sometimes be some confusion about the distinction between a general warranty deed and a quit claim deed and which one is needed for a given situation. The difference is actually fairly simple to understand once it is broken down. What is a General Warranty Deed? A general warranty deed is a deed in which a seller assures that he owns the piece of property mentioned on the deed and is legally empowered to sell it to the buyer. Within the general warranty deed are six Covenants for Title. These are essentially promises that the seller makes regarding the property: They break down as follows: • Covenant Against Encumbrances This is a promise by the seller that the property is[..]

Seven Tips on Buying at Tax Foreclosure Sales
Several things should be considered before you place a bid at tax foreclosure sales. You should know as much as possible about the circumstances surrounding the foreclosed property. Tips and advice Tip 1. There are two types of foreclosed property tax sales: a tax lien sale and a tax deed sale. It is crucial you know which type of foreclosure property you are bidding on as they are very different from each other. At tax lien sales, the county government responsible for collecting taxes on the property sells the tax lien itself that the homebuyer hasn?t paid. The winning bidder is actually paying the tax debt on the property. The homebuyer must then pay the bidder back, at a higher rate[..]
When buying a home, it's important that you rely on the help of professionals in some areas in order for you to be able to find the right kind of home that will suit your needs as well as your budget. In this aspect, an agent can help you out. However, it's good to understand what an agent's role is so that your expectations are correct and reasonable. Say for example you want to buy a piece of Fountain Hills real estate in Arizona. It would be a lot easier for you if you enlisted the help of a professional real estate agent. A real estate agent may readily have a list of Fountain Hills homes for sale and may have contacts in other locations as well so that you can have more options.[..]
How to Arrive at a Fair Offer For a Real Estate Property
Arriving at a fair offer for a home you want to buy takes a lot of focused research on specific things. You can't always rely on your opinion of what a price should be worth because prices of properties depend on a lot of things. Some people make the mistake of just taking off a percentage of the list price, and they do this for every property that they make an offer on, as a standard. While it's true that some owners post the list price as higher than what they are willing to accept for the property (in anticipation for negotiations), some owners list the actual price of the property as the list price to avoid the hassle of extended negotiations. It's always good to come across as[..]
Common Mind Games When Negotiating a Home Price
Negotiating a home price is one of the few financial games in life wherein a win-win, win-lose, and lose-lose situation can occur. Before You Buy a Home, Check the Oil Tank
If you are planning to purchase a home in New Jersey or New York, be sure to check the property for evidence of a buried fuel (e.g. oil) storage tank. As property owner, you face several potential risks if nothing is known about the tank--type, condition, exact location. These include underground leaks, damage to the property and environment, water contamination, and expensive clean up costs. Consequently, it is important to have the tank tested before you buy the property. Installing a new oil tank can be rather expensive, because old tanks must undergo a particular procedure for disposal. There are signs you can look for that indicate the presence of an oil tank on your property.[..]

Home Inspection Due Diligence Required
If you are buying a home or even if you are selling a home, the most important aspect of the entire process is that you need to be totally aware of what you are buying or selling in terms of the quality of the construction and repairs. You do not want to uncover damaged or old hidden plumbing, electrical fittings or even bad roofing later on because you will not have recourse to go to the seller later on. Which means it is better to shell out some money on home inspection services right now as opposed to doing expensive refitting and repairs later on. Once you have decided upon getting a home inspection done, then the next step is to look for home inspector or home inspection services.[..]
Finding bats in a house usually isn't the problem for most people. Getting rid of them, however, can prove to be a completely different story. If you take the time to check out your entire home and watch for telltale signs of a bat infestation, though, finding them can be easy. For example, listen for weird noises at night, and watch for things that look out of place. Check your home for any gaps, even as small as ¼ inch in width, because bats can fit into very small spaces. Check your attic for bat guano, or droppings, to see if there is any evidence of a bat party going on in your attic. If you do find bats in a house area such as an attic or your walls, you need to call a[..]
Buying Real Estate in a Slow Market
The real estate market is one of the most influential factors in the American economy. The price of real estate can drive the rest of the economy up or down dramatically. These fluctuations affect the way that we earn and spend money every day. When the real estate market is in a downward trend, many people shy away from buying a home. They don't want to enter into a large financial commitment when the market is changing, or they want to buy but not before the market hits absolute bottom. Most experts agree that there's nothing wrong with buying during a downward trend in the real estate market. In fact, a slow-moving real estate market may be the perfect time to buy. Prices are down,[..]
How Do I Check My Contractor's License?
The first thing I would like to point out, when it comes to checking your contractor's license number and making sure that they are actually licensed in your state, to perform the work that you are requesting, is that there are some states that still don't require a contractor's license. You might be surprised, but there are still some places that don't require building inspections. So in other words, depending upon which state you live in, will determine whether or not the person performing the work, needs to have a contractor's license. Let me describe the process for checking your contractor's license in the state of California. This is where I reside in and I'm a license General[..]
Two Things Bad Home Repair Contractor Don't Want You to Know
One of the biggest problems in the home repair business, is inferior work, performed by construction companies that either don't know what they're doing, or don't really care. These companies are often overpriced and usually have clever salesman to convince their unsuspecting customers that they are the best company and perform top-notch work. Here's a couple of things that these home repair contractors don't want you to know. 1. How They Are Going to Repair the Damage? The clever and tricky home repair contractors or salesman that are only interested in selling you on themselves or their companies, often have a way of explaining the particular home repairs to you. Home Property Auction
Prospective buyers can examine auction items before hand which can help sellers to set a minimum price below which they will not sell the property. Real Estate Agents - Are They Really Overpaid?
Welcome to my world. The rough and tumble bubble of real estate sales. I know there are a lot of folks out there who feel we are overpaid for our services, however, I'd love to walk you through a recent scenario, to hopefully shed a little light on what we actually experience on an all too regular basis. Clients have already purchased their new home, out of province, (no pay day here) and the sale is pending the sale of their existing home. The market is strong, so even though they are under the gun to sell, human nature takes its toll and they go on the market $15,000 higher than my recommended asking price, confident the market will support the price. Never mind the circumstances, the[..]

How to Use Perceptual Contrast When Selling Real Estate
There's a very powerful psychological method called perceptual contrast. People around all industries use it. Real estate is no exception. First, let's explain what this term means. Let's take a simple example. You have 2 balls. The ones is heavy and the one is light. You lift the light ball first. And then the heavy one. You'll notice that the heavy ball is a lot heavier when you lift if before the lighter one than when you lift the heavy ball alone. The reverse is also true. So, for example, if you see a beautiful individual and immediately after that you see an ugly one, the ugly will seem uglier than he or she really is. The reverse is also true. The explanation of this is: human[..]

Here are some important questions to ask that can help ensure you do so. Question #1: Do You Practice Real Estate Full or Part Time? You might think that real estate can be a part time job. In most cases that is far from the truth. Realtors can work many hours a week and need to be available at the drop of a hat or somebody else will beat them to the sale. It is important to have a full time Realtor represent you for this very reason. You also need to make sure you can contact them anytime day or[..]

Sometimes squeaking stairs, are extremely difficult to repair or fix and other times, it could be as simple as installing one screw into the stairs stringer, through the stair tread. The first thing you will need to do is find out where the stairs are actually squeaking. If you can push this stair tread up[..]
Seller Financing ABC's - The Basics
Seller financing, in whole or in part, has been used since the first time a homeowner decided to sell and could not find a buyer who could afford the house. In recent years, however, with the easy credit of subprime mortgages and 100% or more loans, seller financing had fallen on hard times. Today, however, because of the slowdown in the housing market and the subprime mortgage crisis, seller financing may be returning for another engagement. What is seller financing? Simply, it is the seller helping the buyer to buy the sellers property. The seller agrees to sell the property in installment payments instead of a lump sum, the seller agrees to take part of the purchase price in the form[..]

5 of the Best Selling Strategies For a Slow Property Market
It is easy to buy into the negativity surrounding the global financial crisis, but forget about the bad press and follow these simple rules to ensure your house sells for the price you want, when you want. 1) Get straight onto having a big spring clean inside and out, by tending to repairs, cleaning, de-cluttering and depersonalizing the space. It may be that a garage sale is in order. Leave yourself plenty of time to do this. Clearing out the things you don't need for daily living and those that are very personal to you, will help your buyers to see the property's features more clearly - and picture themselves living there. 2) Keep in mind things like what you paid, how much you owe on[..]

Things To Remember When You Buy A House
A very important point to remember is that you should not put your loan at risk. Taking another loan or making very high credit card charges puts your loan at the risk. Your lender can be interested in second credit checking before closing. If you are going to close at the starting of the month, the lender will need you to pay the interest in advance. This amount will be from the date of closing up to the end of that month. So, if you are not closing at the end of the month, you can be charged a higher amount. So must talk to your lender about this situation. It's very common to feel disturbed after you buy a house as you might not feel satisfied with the house. This situation is called[..]

How Long Should I Wait on a Short Sale Approval of My Offer?
How long does a short sale take? Well it depends on many things among but not limited to the whom the sellers lenders are and their particular processes and if there are investors. Short sales are definitely worth the wait if it is the area you are seeking and the home has the attributes you are looking for. BUT expect a wait of a minimum of 3 months to 6 months sometimes 2 months ... in rare cases long than 6 months. If you need to close faster don't put offers in on a short sale... The one caveat there are no guarantees the sellers lender will approve the short sale or your offer. However the greatest percentage of the dozens I have been involved were approved and did close. Should I[..]

But whenever you find this article, the following three crucial factors are what you'll want to look at to answer the question for yourself. Home Values At the moment, the first thing most people are wondering when they ask if it's a good time to buy a house, is whether prices have finally stopped falling. As the property market begins to show signs of improving in the UK, the dreaded practice of gazumping has returned. Being "gazumped" is awful. You spend possibly months looking for your dream house and finding a buyer of your house. Just as you are about to exchange contracts you get a phone call from the seller of your dream house telling you that they have received an offer of $20,000 more and you can either meet that price or the seller will pull out of the sale. By this point you have probably spent a fortune on survey and legal fees and the thought of losing out on the house is unbearable. FHA Lending Program Kicks Butt For Home Buyers and Investors!
Although the new market for housing in the Bay Area has been hurt in some ways, there is room for optimism as markets shift to add value and offer deals to help Americans buy homes. FHA is a program that offers many great benefits and affordable interest rates and, quite frankly, our news media probably has not gone on record about how this financing program is helping people in great numbers today. I have been working with clients recently in Antioch showing homes priced from $99,000 to $199,000. These are newer, beautiful 3 bedroom, 2 bathroom houses in great neighborhoods. I am excited to tell the Bay Area home buyers about the new FHA (Federal Housing Administration) financing. For[..]
Are you a Deal Maker or Deal Breaker - What Say You?
We`re in the midst of dealing with an agent who continues to speak for her client rather than having her client speak for themselves. Case in point an agent that receives an offer for a home thats been on the market for 7 months with NO offers! She immediately contacts our office to explain "My Seller would never consider this offer!?", I ask her who is she speaking for the owner or herself? I admit the offer isn`t the greatest but our buyer gave us insructions to present, so we`re doing our job! The problem is that an agent we should never assume anything, except present the facts! Several months ago I was involved with a home in Ocala,Florida in which the seller was in alot of[..]
